Essential Worker Living is a housing program that was created to help people who work to provide critical services find housing near the neighborhoods in which they work. To determine if you are an Essential Worker, you must qualify under specific income guidelines. Please review the application checklist below to apply.

The following will need to be provided in order to complete your application:

Application fee: $65.
Administrative Fee - $200
Guarantor Application - $65

Income Verification Options:

  • Six (6) weeks of the most recent consecutive paycheck stubs
  • Six (6) months of bank statements showing deposits totaling at least 10 times the monthly rent
  • A current offer letter, proof of retirement, Social Security, disability, or other government-issued income
  • Guarantors are accepted, but their income is not factored.

These documents are required to provide proof of eligibility for residency at Trophy Oak. There may be additional items needed that relate to your specific situation. We appreciate your cooperation in providing this documentation in order to process your application quickly.

Income requirements:

  • Gross income must be at least 3 times the monthly net rent.
  • Maximum allowable income: $76,840. 80% of the Area Median Income (AMI) in Guadalupe County is $98,300.

*Note: If approved, a deposit is required for the following:

  • Approved Applications: $500 one-time (refundable) or $19/month (non-refundable).
  • Conditional Approvals: $1,500 one-time (refundable) or $31/month (non-refundable).

NOTE: Guarantors are permitted when applying for these units; however, their income will not be factored into the qualification process.
